
Housewrap on a Whatcom County home is built to outlast the siding itself — most synthetic wraps carry manufacturer coverage somewhere in the 10 to 30 year range, and material that's never disturbed can hold up even longer. But in practice, across Bellingham, Ferndale, Lynden, Blaine, Birch Bay, Sudden Valley and the islands, the wrap itself is rarely what fails first. The flashing tied into it usually gives out somewhere between year 10 and year 15, because a window head, deck ledger, or trim seam wasn't lapped correctly the first time. At each of those spots, flashing has to be integrated into the housewrap in the right order — wrap, then flashing, then the next course of wrap, so water sheds over each layer like fish scales. When that sequence gets reversed, or when a step like kick-out flashing at a roof-wall intersection is skipped entirely, the housewrap behind it can be in perfect condition and still let water into the wall. That's why so many of the failures we see in this region aren't about the material aging out — they're about a detail that was wrong from the day it was installed, and took a decade or more of repeated wetting to show itself.

The wet season here runs long — roughly October through April of steady, low-intensity rain rather than occasional downpours. Moss mats at roof edges and on north-facing walls keep that moisture in constant contact with flashing seals and caulk joints, which accelerates exactly the kind of slow failure described above.
Because a lot of homes here use wood, cedar, or fiber-cement siding over wood-frame sheathing, a flashing failure doesn't just cause a cosmetic stain — it leads to actual wood rot in the sheathing and framing behind it, which is a materially bigger repair than replacing wrap alone. Toward the Mt. Baker foothills and the county's higher elevations, freeze-thaw cycling adds another layer: trapped moisture at a flashing joint that freezes and thaws repeatedly through the winter cracks sealant and opens gaps faster than the same joint would fail on the immediate waterfront.
Finally, the Washington State Energy Code has pushed newer construction and re-sides toward continuous exterior insulation and tighter air sealing. That's good for energy performance, but it means more homes now have rigid foam sandwiched between the housewrap and the siding. Correct sequencing — wrap, flashing, foam, siding, in that order, with flashing still shedding water to the outside of the foam — matters more than ever, because a mistake in that stack-up gets buried under an extra layer and is much harder to spot from the outside until it's already caused damage.
You don't need to open up your walls every year to stay ahead of this. A short seasonal check, paired with attention at the right moments, catches most problems while they're still small.

Either one fails at the same rate if the flashing details around it are wrong, and either one holds up well for its full rated life when the laps and flashing are done correctly.
